How Equated Monthly Installments (EMI) Are Calculated
An Equated Monthly Installment (EMI) is a fixed payment made by a borrower to a lender on a specified date each month. Each EMI payment comprises both interest and principal repayment, structured so that the loan balance is fully paid off by the end of the tenure.
Calculations are mathematical estimates based on standard reducing-balance amortization. Actual bank terms may include processing fees, statutory taxes, insurance premiums, or floating-rate revisions. This tool does not constitute a formal loan offer.
In early months, a larger share of your EMI pays accrued interest because the outstanding balance is high. As principal is gradually reduced, monthly interest declines and principal repayment accelerates.
Toggle compare mode to evaluate two competitive lending quotes side-by-side, analyzing the lifetime cost impact of differing interest rates or tenure terms.
Worked EMI Example (Home Loan)
Suppose you take a home loan of ₹25,00,000 at an annual interest rate of 8.5% for a tenure of 20 years (240 months):
Monthly EMI: ₹21,696
Total Interest Payable: ₹27,06,956 (more than the original loan principal!)
Total Payment (Principal + Interest): ₹52,06,956
Reducing the tenure to 15 years increases monthly EMI to ₹24,619 but saves ₹9,68,542 in lifetime interest.

Frequently Asked Questions
How is an Equated Monthly Installment (EMI) calculated?
An EMI is calculated using the reducing-balance formula: E = [P * r * (1 + r)^n] / [(1 + r)^n - 1], where P is the principal loan amount, r is the monthly interest rate (annual rate divided by 1200), and n is the total number of monthly installments.
Does choosing a longer loan tenure reduce my EMI?
Yes. Extending the loan tenure spreads principal repayment across more months, resulting in a lower monthly EMI. However, it significantly increases the total interest paid over the life of the loan.
Does a lower EMI always mean a cheaper loan?
No. A lower EMI achieved through an extended tenure often costs more in total interest. The true cost of borrowing is determined by the total payment (principal plus cumulative interest paid), not just the monthly installment.
How does the comparison mode work?
WebTorq allows you to compare two loan scenarios side-by-side (Loan A vs. Loan B), highlighting the monthly installment difference, total interest savings, and lifetime cost variance.
Are my loan details or borrowing figures stored?
No. All loan amortization calculations run strictly in your browser memory; your loan amounts and financial inputs are never sent to WebTorq for processing.
